Our 3rd most important renovation to maybe consider while selling or before selling your home is to lightly remodel your kitchen. It was admittedly hard putting this list together as there are so many ways and strategies to increase sell value, but light landscaping and creating high curb appeal is what we have found to be the best. Both of these work hand in hand as work on landscaping typically increases a properties curb appeal. As curb appeal is the first thing a buyer sees when viewing homes it is important to make your home stand out. An example of a simple but effective project would be to repaint the front door. According to Zillows 2018 Paint Color Analysis, homes with charcoal, smokey black, or jet black doors sell for a $6,271 premium. Of course not all small things like this can have such an impact but it is important to research to find the best approach to increase your ROI (Return On Investment). Of course there are many different avenues when it comes to increasing curb appeal and sell value but it largely comes down to the home and what aspects should be improved.
